Benjamins provide a bespoke management service to suit the requirements of all Landlords, whether you are starting out in property for the first time, an accidental landlord or even if you are an experienced portfolio landlord.

Benjamins appreciate that juggling a busy social and working schedule can be demanding. Therefore, viewings and rental valuations can be arranged between 8am and 8pm, 7 days a week.

Landlord fees

(Please note: Listed below are our standard fees, however, should you have more than one property that you would like us to manage or let then we remain flexible and can offer more favourable terms)

 

Benjamins
Full Management Service (all fees exclusive VAT)

10% - Our Full Management service includes:

  • Advice on rental levels and how to achieve the maximum rental level in your area
  • Preparation of appropriate marketing details and distribution to all parties making enquiries
  • Advertising the property in the local media, Benjamins website, Zoopla, Find a Property, Property Finder and other property search sites
  • Eye catching To Let and Let By
  • Accompanied property viewings
  • Reference and credit check applicants
  • Preparation of Tenancy Agreements and signing in of the tenant
  • Provide the Tenants with a standing order mandate in order that they can set up their monthly rental payment
  • Preparation and Executing the Appropriate Tenancy Agreements, Legal Notices and Tenancy renewals
  • We keep you regularly updated on new housing legislation
  • Inform the utility companies of meter readings and the new occupants details
  • Collect the rent and account to you on a monthly basis
  • Carry out routine property inspections
  • Deal with all enquiries and maintenance issues whilst tenants are in occupation
  • At the end of the Tenancy arrange the inventory check out (if you choose the inventory service) and liaise with you and the tenant regarding dilapidations (if any)
  • Collect and forward deposits to the Deposit Protection Service
Letting Only Service (All fees are exclusive of VAT)

The letting only service includes:

  • Advice on rental levels and how to achieve the maximum rental level in your area
  • Preparation of appropriate marketing details and distribution to all parties making enquiries
  • Advertising the property in the local media, Benjamins website, Zoopla, Find a Property, Property Finder and other property search sites
  • Eye catching To Let and Let By
  • Accompanied property viewings
  • Reference and credit check applicants
  • Preparation of Tenancy Agreements and signing in of the tenant
  • Provide the Tenants with a standing order mandate in order that they can set up their monthly rental payment
  • Preparation and Executing the Appropriate Tenancy Agreements

The fee for the letting only service is £450, unless varied by agreement.

We can also provide the following at an additional cost on all service levels:

  • Arrangement of an inventory of the property if required
  • Arrangement of gas and electrical safety certificates, and energy performance certificates

Landlord serviceWe strongly advise you to have an inventory of the property compiled, particularly with the legislation in respect of tenancy deposits now in place. We offer the services of a professional independent inventory clerk to prepare a detailed inventory, take meter readings, check tenants into the property and arrange a check out when vacating. The cost of the inventory service is normally £120 inc Vat.

The cost of additional services if required are listed in our scale of fees. The fees are payable at the commencement of the tenancy and will be deducted from monies received by Benjamins on the Landlords behalf.. If on the completion of the lettings only service the Landlord requires collection of rents only, then the additional fee would be 6% of the gross rents collected. We are currently members of The Property Ombudsmen Scheme. Out lined above are the two elements of our service. However, we maintain a flexible attitude and are usually able to adapt our service to meet our client’s individual circumstances and requirements.
